The booking is considered definitively confirmed only on receipt of the confirmation of Agenzia Immobiliare ITALIA s.a.s, sent immediately after down-payment (30% of total amount). The client has to show the Letter of confirmation to the agency when he receives the key of the apartment.
2. DEPOSIT AND PAYMENT
The amount of the deposit and further details are communicated with the Booking-proposal. As deposit, the client has to pay 30% of the whole amount. The Agency has the right to refuse the down-payments payed over the date stated in the Contract Proposal. The full renting settlement will be effected together with the delivery of the key.
In any case of renunciation of your holiday-accommodation you will never lose your account already paid: for refusals communicated at least 2 weeks before the holiday’s start you will get a credit of the whole account already paid valid for the current year of for the following one in our buildings. Otherwise down-payment will be given back under no circumstances.
4. ARRIVAL, NON-ARRIVAL, EARLY DEPARTURE
The client must arrive at the office of the agency on the fixed day of arrival between 16.00 and 20.00 p.m. In case of delay, due any reason, the client must inform the agency. Otherwise, the Agency will consider itself free to rent it to third parties and the deposit will not be refunded. If the client leaves before the fixed day of departure, he can never obtain a reduction of the rent paid on the arrival. On arrival, the client must shown the document of everybody for the registration. Complaints about the state of the apartment must be made within 24 hours after the arrival.
5. RENTING CONDITIONS
The unit may not accommodate a number of persons ((both adults and children)) exceeding the maximum capacity indicated in the booking. All clients are obliged to respect the house regulation which particular attention to the rules concerning the quiet, especially in the afternoon and in the night (13.30 – 15.30 / 20.00 – 8.00). Swimming pools are open from middle of May to middle of September.
The Agency can inspect the unit in each moment and our staff is allowed to enter into the apartments in the absence of clients for repairing or maintenance. The guests must pay for damages or theft.
In reference to the general rules (number of tenants, state of apartments, use of linen, respect for quiet, etc.), the Agency staff has the right to enter into the apartments even in the absence of the client for inspections or reparations. In case of serious non-observance by the inspection, the Agency can rescind immediately the contract.
6. ANIMALS AND PETS
Animal and Pets must be indicated at the moment of the booking and are accepted at the discretion of the Agency, considering the regulations of each house and the will of the individual owner of the apartment. It is strictly forbidden to leave unattended animals inside the apartment. The customer is responsible for the damage caused by his own pet.
7. APARTMENT EQUIPMENT
All our apartments are completely furnished and equipped: kitchen utensils, crockery and cutlery, gas or induction cooker, fridge, hot and cold water, 220 Volt electricity and pillows. Client must provide bed and table linen and bath towels. It is forbidden to use mattress and pillow cover as bed-sheets: on request it’s possible to rent them. The guest is responsible for the apartment. It is forbidden to use stoves, electric heaters, air conditioned or ventilator if not in catalogue or without our authorisation. For the apartments equipped with air-conditioning the agency is not responsible in case of not working machines due to technical problems. Only some channels are possible with television with satellite. The Wi-Fi Internet service is guaranteed only in the structures indicated by the specific logo. Covered parking is also intended to cover only with the net. The description in the catalogue might vary in some exceptional cases. The agency reserves itself the right, in case of unexpected problems, to change the apartments with another with the same standards. Even though the request of a specific unit will be taken into consideration, the allocation will take place upon arrival, at the agency’s discretion. Photos of the interior are only indicative. Furniture could change depending of the apartments.
The unit must be returned to the agency within 9.00 a.m. of the established day of departure. The unit must be left in order and cleaned in all its parts. In case the client ask for a final cleaning (as additional service with surcharge) by the Agency, the flat must be left anyway cleaned, free of garbage, kitchenware washed, the fridge empty and open.
On arrival, the agency has the right to ask for a caution of Euro 150 to guarantee prompt respect for any breakages or damages and a commitment to leave the apartment in order. The caution will be returned after having controlled the unit on departure. In case of damage to the apartment and its contents, the caution will be held.
10. AGENCY RESPONSABILITY
The Agenzia Immobiliare Italia s.a.s of Benedet Paola & C. acts only as intermediary between the guests and the owner. No responsibility can therefore be attributed to them for eventual breakages, accidents, losses, delays and general inconveniences which may occur. For legal disputes the legal court is Venice.
11. All apartments include APE (Energy Performance Certification) available for the client’s vision at the Agency Immobiliare ITALIA s.a.s. before the booking and will be delivered at Customer’s request by confirmed booking.
12. At the moment of the booking the clients accept all conditions above mentioned.
